You choose whom we represent. We can represent the buyer, the seller, or both sides together when both of you give informed consent in writing. If we represent one side, we say so to the other. If we represent both and a real dispute opens between you, the joint representation ends and each of you gets independent counsel.
The $9,999 fee covers the agreement, deed, closing documents, settlement coordination, and recording work. County recording fees and any transfer tax pass through at cost. Nook is for a sale already agreed on, with no broker on either side: the deal is yours; the contract and the closing are ours.
